***New Years Business Venture Opportunity*** [Potential Big Returns]

Starting off the New Year, I am looking for someone bright and motivated to partner up with. I would like to establish a new partnership/business venture. This new venture will included but will not be limited to : Acquiring Commercial/Residential Properties, But mostly commercial. New building in both areas, rehab and renovation and finally acquiring foreclosures. I have been doing this for about 4 years now and I also own my own Construction Company so we do all the work and keep the money in-house. I am trying to expand the business for the new years and looking to make quick and larger returns.

The person I am looking for : Must have had recent employment that can be proven
A credit history of 12 Months or more
A checking or savings account
And Finally a credit score 675+

In the last 4 years I have not had money tied up for more than 3-4 Months at a time. I have seen returns from 50-100% on the money and sometimes even more. If I go into a deal I would like 50% Return On Investment at least or I will not go into the deal. I do extensive research on every potential project before purchase.

I am focusing on the Commercial aspect because of where the residential side is right now. Even tho good deals can be made in residential the commercial market is huge and is expanding. New business, expanding business retialers need space and so on. Because lenders are having difficult time with the residential part they have to put the money somewhere, and commercial is where they put it. I have seen as low as 3% interest and average of 4-5% depending on credit history and DTI ratio.

lol sure you can. Well, to be honest the capital depends on the deals that we can put together. I mean we might not even need our own money in the begining to get established. OPM use the bank with good credit and get capital that way. But I am looking at this one deal right now where its a commerical building in need of rehab and a house for sale right next to it that can be rezoned commercial and you can combine into one Tax lot and build new office space there. Its in a very nice location east access right on the highway and next to a train station. Looks like there are a few people interested, maybe we can establish a partnership with a few people and get the ball rolling. 2 heads are better than one and 3 or more is a pool of knowledge and power.. this could get interesting..

Two heads are better than one in most cases, however, it is in my experience more is not always "better" in business.

I would be interested in knowing more though, to this end I wouldn't mind coming down to a meeting to discuss whatever needs to be disclosed.

I think good credit would be the most important because it would allow us to submit a business plan to a bank and get a business loan. I am still thinking of a place and time everyone has to tell me what is good time and where abouts we can meet.
