Yeah I'm sure you are fine with underpaying, I'm just saying when it comes to updating things such as kitchens and bathrooms, that makes up for most of the value for the house, at least 50%.

yeah as soon as they update a place the rent goes way up. sometimes its cheaper to do it yourself if you plan on being there a while.

Also yeah sean now that you said something i'll prob get pizza rolls on the way home... maybe dip them in ranch mmmm lol

Kitchens and bathrooms are the biggest sellers in a home. Personally, I think that house is tacky and wouldn't pay that much just to go in and repaint everything.

thats something i get to look foward to after i graduate college and get a job. either renting my own place, or just trying to buy a house.

or, do what some of my buddies are doing right now, buy a trailer home, then just rent a small plot of land to live on

oh, im not totally disagreeing. but if your in an area with, lets say the houses are worth 240k(similar size/layout etc) and you buy one for 225k and update(not crazy additions etc), your not going to get a whole lot more than 240k out of that house because people will probably not be willing to pay more for the house that is similar next door. it also comes down to taste, gotta be careful there.

You are correct Elliot. Let's not forget land, type of house, the landscape which should be appealing because it's the first thing a buyer sees, but you also have to consider where is everyone going to be spending the most amount of time.

My parents bought their house back in 1993, and have updated to very good taste and almost everything is not completely what it was in the past. Their house will now double if not a little more due to them keeping up to date on everything, even in this bad market.

the housing market is very interesting sometimes lol. always baffles me to see whats "in" theses days and what houses sell for a lot

Agreed Dan, but also another deciding factor is location location location. A house out your way with almost the same exact detail might sell for $250k let's say, but that same house out my way would cost $400k due to the area. School district is huge factor too.

Also you have to look at other factors on purchasing. Where are the job oppurtunities? How many job oppurtunities are available in the surrounding area? How long will it take me to get from the house to my job? Then if you do anything extra to the house you also have to figure out what's appealing to everyone in the area. Don't want to do anything that won't help resell down the road. I plan on purchasing a house that I can settle in for at least 10-15 years if not more, so I don't have worry about resell down the road.
