HAHAHA legs and cars. thats good. anyway, im serious, its not bad at all. some of the houses i was looking at were def really bad. with one house that i checked out, i came out after about 20 minutes inside, and there were 2 dudes chilling on my s12. i saw them from far, picked up my pace and when i got there, they had a jack, test light and a hammer? i wasnt sure wtf they were planning, but it wasnt good lol thankfully i got there before they started breaking ****.
and im not sure what a mossberg is, but ive always thought about buying a gun...

yea, its norristown. cheapest in montco, but still right in the area that i want/need to be (work, school, friends...) i ****ing hate commuting so it really works out.

and although norristown is cheap, they also have the highest taxes around. a small house like the one im trying for runs you almost $3.5k a year for taxes. a condo i was looking at in norristown was only 2.2k, but when you add up the $165 monthly maintenance fee associated with being in a condo and not a regular home, you come up with an extra 2 grand a year, making the condo even worse. and what do you get, free lawn mowing for your 10x10 patch of grass?? haha ..well they do take care of the roof, but still. **** that

good luck man..

you'll find with a fixer upper that sometimes having the time to complete projects is just as hard as coming up with the money.

i've got a few rooms left in my house to finish painting and such, then some exterior work and it goes on the market.

I've decided to never buy an older house again after this.

well they say time is money. but with a house it goes both ways. the time you spend working on it could be time your at your job making money, but if the money you make at work is less per hour than you would be paying a contractor, than its worth it. on top of that, after you put in so many of your own man hours and get the house nicer, the value goes up much more than all of the materials and hours you put in... its worth it in all ways.

I'm going to look at a house this week, which I just found out has a ton of animals living inside of it including an alligator and a monkey. WTF... hahaha. Should be interesting...

I'm actually currently waiting for my closing date. The inspection came back great, the appraisal came back great, I have excellent credit with very low DTI...so it's all a go for me. It's a 4 bedroom house with a finished basement, and fully finishable attic, and one car garage (which will soon become a 2). I'm so stoked about getting out of an apartment!!! So good luck man! For real!

don't expect huge increases in home value especially if the comps in the area are about what you pay!!

unfortunately where I'm at we're living in one of the more expensive homes in our street. Putting serious work won't just raise the value of the home since the neighboring homes are valued much less.

that's also why they say don't have the nicest house in the neighborhood even though we didn't listen to that!

60 day comps are at like 130

but on a down note, my agent is bull****ting me. just got a message saying my bid hasnt even been put in yet, because of problems with their broker??? im pissed. theyre like jerking me around which doesnt even make sense
