I am just about to finish Restoring this beautiful home in Ewing (Mercer County, New Jersey - On the Hopewell Side) and all these realtors around here are lazy, they do not return calls, its hard to reach them, they don't advertise nothing. I figured I would put up a little offer, if anyone knows someone who would like a purchase a new home In NJ, please let them know about this one. It's in a very nice neighborhood, there is an elementary school 2 streets over, a big park for kids on the same street, 1 block over a beautiful country club, very low traffic area. And its right in the middle of Philadelphia and New York. Very close to train stations and extremely easy access to the highways.

I need to try and sell soon because the carrying costs are starting to take a toll.

Most of the house we painted before doing the floors. My schedule was a little tight cause this is what I do on the side. My Floor guy only had a certain window of time to get this done for me. Other than that everything else was in order.

My Realtor friend says that it is over(EDIT: Sorry, he said ALMOST, not over) $50,000 higher than it's comps asking price in the MLS listings. Realtors don't like wasting time with too high of asking price in this market, so have you considered lowering the price at all?

I know a bunch of people that rehab/flip houses for a living, and it's a poor time to do it (as I'm sure you know). They are all barely breaking even, some are selling for a loss because of the carrying costs, and other properties they have decided to just rent out. My Realtor friend also said that is a great area to get a renter.

It depends on the house there tho. 99% of the homes there have not been touched (Renovated) and I pulled up recent sales and they range from 450-520 depending on the home and the size. I think this is a good number for the area. And the lowest offer I would accept is $460,000.00 no less. And Hopewell is right on the border so you get into a whole other tax bracket and homes from 600-1.0M

The comps are, for the most part, also freshly renovated. I have no clue of that area, but my friend said that a good ASKING price would be $469,999 (and Den9, pay attention to this, the prices are actually similar to D-town, so it's not really "that" overpriced), but expect offers of no more than $440,000. Also, when you say 450-520 (there were a couple that sold for much more than 520), where are you getting the sales price from? The county real estate records? Or are you going by the asking price on real estate search engines? Just curious...

It sucks that a year ago, this house would have been sold for your asking price within weeks!

Yea, I know I wish it was a year ago. But I'm in a bad position. I asked my RE for some comps and thats what I got from him. But I also take the price of what listings are in the area to get a better feel what people are asking for what. So i take the comps and askings and base my number from there. I actualy saw a home on Delaware Ave just around the corner from me that sold for 500,000 a few weeks back and all they did was paint it and put in engineered floors. It was a rancher with 4 bedrooms.

Dude, I don't know anyone baller enough to afford that place. Everybody I know makes about what I do which means I know plenty of people who could afford half of your house. But good luck. That's a beautiful area to live in. Great community

oi, I don't like that house for half a mil.... half a mil out in collegeville gets to 5 acres of forest and a nice house..

good luck with the sale though. I don't know the market at all out there
