I agree that renting is a waste, and you don't get anything for your money in the end. But like broken said, you need at least a year of being on your own to feel out how your exspenses will be, and buying a house with hopes of a room mate is a tricky situation. a lot of friendships can be ruined by living together. and if you have a mortgage you can't afford and no room mate, well your screwed... another key point is knowing where your life is going to take you im the next few years. if your unsure what career path you want to take, or not happy with your job, then renting is much wiser, cause who knows what oppurtunity may come along that may require you to re-locate. My buddy bought a house 3 years ago. I lived with him for 2 years, he then got a job in colorado and moved out there. His house is now sitting on the market with out even a nibble. He's probably going to end up taking a bath on it. His $250+ thousand dollar investment is now a very large loose end that he is paying a mortgage, property tax, utilities, etc etc all for nothing...
