not sure if zoning is a issue for a garage but I know in Bethlehem as long as it is zoned commercially your good to go that is why everyone and their mother has a tattoo parole in the city

RyanG 03-03-2011 10:33 AM

those links that James sent are 99% of the buildings we already looked at :P

Yes they are cheap... and there is a catch. Triple net leases ;)

For those who don't know what that is, you are basically paying for the building as you own it.. but you actually don't own it. You pay taxes on the property, building needs repair? you fix it.. etc etc etc. no thanks

D'oh. I didn't know what that is... but now I do. That sounds like a really bad deal, I wouldn't opt for that crap either haha.

Unfortunately, 90% of leases today are going to be NNN.

Don't let that sway you, as there are ways to negotiate them to your advantage.

There is a place on 248 in Nazareth right before the Nazareth diner across from the cement mill as you enter into Nazareth. It's a pretty sizable building.

RyanG 03-05-2011 04:50 PM

Kyle, yeah I saw it. I have an email into the broker.. thanks buddy

sleeperSL2 03-05-2011 04:52 PM

No problem,just tryin to help!

probevette 03-06-2011 01:24 PM

We need to hurry up and find you a place. I need a base dyno done on the s4 before I start ripping it apart :(

The Slate Belt Lanes and Games place looks promising, but it may even be a little TOO large for what you need (24,000 sq ft). Maybe even rent out half of it?

Any interest in the Brodheadsville area? ALOT of empty/abandoned places out this way...not as populated as Easton/Allentown though...

RyanG 03-06-2011 08:30 PM

We will move within reason. Looking at a spot tomorrow

11secdsm 03-06-2011 08:32 PM

Did you make that "other" purchase yesterday???

RyanG 03-06-2011 09:30 PM

DaveSTi 04-25-2011 10:35 PM

If you move to Allentown, I'll move back from NC.

Ok, maybe not, but WTF that would be too damn awesome.

STiGuy06 04-26-2011 08:59 PM

I have an old ass 9 car garage but half of its full of rental house tools and jeep parts from my most recent part out. It fits 6 in 1 side of it, side by side. Man it'd be awesome to have my own Subaru guy 2 houses up haha! Your current shops way bigger anyways
