View Full Version : My newest project ***UPDATED PICS***

With the market/economy being in such a slump housing prices have dropped significantly...opportunity knocks. Several weeks ago I signed the contract to build a new house a couple miles from where i'm at now (Collegeville). They broke ground and poured the pad last week. Since the basement is going to be walk out they also had to pour the basement walls...which is where we are as of today. Framing will begin in the next couple of days and the house "should" be done mid-November. We're definitely antsy!!!

The house is a 2 story, 4 bedroom, 3.5 bathroom house...square footage is a hair under 3000 not including the basement that i'm going to finish once we move in. I'm definitely excited. :-p

It most definitely is. Houses are sitting on the market for 2-300 days now where before they were going in the first 30 days (if priced right). Definitely a buyer's market. Same goes in new home construction. I got $15,000 off the price PLUS closing costs paid up to $7k (which we exceeded). So in essence, we got $22k off the price which was already low.

that development looks familiar, whats the name of the development and whats the name of the developer, i work for Pence Countertops and we install the corian in almost all new houses around here

It's a THP development around Collegeville. BROC Kitchens out of Allentown does the countertops for them.

Most definitely...2 car garage w/ a 4 post lift.

We went down this morning to check out the progress. The foundation is completely done and a good portion of the framing is done. I'd say they're making great progress...

I agree. There's a main distribution center in the basement and then individual lines ran to each fixture (hot and cold). It's a great system.

Thanks man. Definitely not my first house but it is the first house i've owned since i've moved down to the Philly area (been renting a townhouse for the past year and a half).

What type of heating and air are you gonna be running? Will there be central air? ever thought about going with a heat pump?

It's a multizone central air system.

Looks from the water heater its all gas. If it was me I'd do heat pumps, probably two systems one for each floor. Peco gives you a special rate once you hit a certain KWH. That pex tubing is great stuff to work with, I've used a little when we installed Tankless water heaters.

If you are thinking of doing a cinema or something close just make sure you have enough electric in the house to run every thing. It seems they don't put enough electric into new homes these days.

I did a ton of research before I decided to go with this builder. I have no reason to worry....besides, I check up on things pretty often. :lol:

Heat pumps are all electric. If you know how a AC works just think of a heat pump as reverse AC with added electric heat.

Basically you have two parts to a heat pump, an indoor and an outdoor unit. The outdoor unit takes the refrigerant (R22 or R410A) and compresses it so its hot, pipes it indoor where it goes to the indoor coil. The hot refrigerant passes though the coils in the condenser and and heats the air blowing past it. By the time the refrigerant gets to the bottom of the coil its usually ice cold. So its gets piped back to the out door unit where it gets compressed again to where it gets hot and does it over and over again.

Now heat pumps can only go to a certain temp before the added electric heat kicks in and helps get to the temperature that you set on the thermostat.

Thats basically how the work in a simple way, its how I understand it and fix them.

Get down with your badself haha. HVAC tech FTW, but yes it doesnt need to be a electric backup it could be gas or oil. Heatpump are going to be the way of the future you will see them more and more in the northeast region right now they are quite popular down south and midwest.

Like he said a heatpump is ac but reverse, it uses a 4 way reversing valve to accomadate this feature.

Just a food for thought, check to make sure in your breaker box the electrician didn't hook up the ground and neutral wires together. That goes against the code. My parents house had the electrician do that, made his ass redo it.:cool:

I've actually lived in Collegeville for over 2 years now. ...and I don't have a DSM anymore...just the Evo in my avatar. :lol:
