Starting off the New Year, I am looking for someone bright and motivated to partner up with. I would like to establish a new partnership/business venture. This new venture will included but will not be limited to : Acquiring Commercial/Residential Properties, But mostly commercial. New building in both areas, rehab and renovation and finally acquiring foreclosures. I have been doing this for about 4 years now and I also own my own Construction Company so we do all the work and keep the money in-house. I am trying to expand the business for the new years and looking to make quick and larger returns.

The person I am looking for : Must have had recent employment that can be proven
A credit history of 12 Months or more
A checking or savings account
And Finally a credit score 675+

In the last 4 years I have not had money tied up for more than 3-4 Months at a time. I have seen returns from 50-100% on the money and sometimes even more. If I go into a deal I would like 50% Return On Investment at least or I will not go into the deal. I do extensive research on every potential project before purchase.

I am focusing on the Commercial aspect because of where the residential side is right now. Even tho good deals can be made in residential the commercial market is huge and is expanding. New business, expanding business retialers need space and so on. Because lenders are having difficult time with the residential part they have to put the money somewhere, and commercial is where they put it. I have seen as low as 3% interest and average of 4-5% depending on credit history and DTI ratio.

Yes, I would also like to know the answer to this.

What would be required of this partner besides financial assistance?

I do have employment that can be proven but since I am co-owner can I write the letter of recommendation myself?

lol sure you can. Well, to be honest the capital depends on the deals that we can put together. I mean we might not even need our own money in the begining to get established. OPM use the bank with good credit and get capital that way. But I am looking at this one deal right now where its a commerical building in need of rehab and a house for sale right next to it that can be rezoned commercial and you can combine into one Tax lot and build new office space there. Its in a very nice location east access right on the highway and next to a train station. Looks like there are a few people interested, maybe we can establish a partnership with a few people and get the ball rolling. 2 heads are better than one and 3 or more is a pool of knowledge and power.. this could get interesting..

Two heads are better than one in most cases, however, it is in my experience more is not always "better" in business.

I would be interested in knowing more though, to this end I wouldn't mind coming down to a meeting to discuss whatever needs to be disclosed.

I think good credit would be the most important because it would allow us to submit a business plan to a bank and get a business loan. I am still thinking of a place and time everyone has to tell me what is good time and where abouts we can meet.

So how exatly does this work? We would use our combined credit and a business plan to secure a small business loan from the bank. Then we would refurbish the building with the extra money left over after the purchase of said building. What are we looking at as far as turn around time or would we be holding onto and leasing the building to begin generating positive cash flow and equity to use towards the next purchase. What is a ballpark on the pricing and what would the mortgage payment be, roughly. I am very interested I just dotn want to get in deeper than I can handle ya now. Regardless of weather we flip it or hold it and lease it theer will be a period where we will have to cover the mortgage im assuming, unless we take a loan out of enough to cover the first few months, but that will increase the intrest amount we end up paying in the long run.

Weekends are really bad for me. I am usually free on the week days after 6. I work near Philly and it would be a lot easier to meet up after work then drive all the way home near allentown then back down this way.

You have valid points. We would have to see exactly how to approach this and come up with a way that this can work and generate an income. I think holding some property wouldnt be a bad idea and build a portfolio of some kind. Usually tho when I am doing residential my turn around time is something like 3-4 months.

there is a risk in every type of business. No Risk No Gain. I been there and done that. I have been burned before so everyones lessons can contribute so non of us make repeated mistakes.

I'm back from vacation next Saturday and then out of town on the 21st until the 26th for business again. Like many things in life, you only get out what you put in. Doing your homework will go a long way, and I'm relatively confident that this idea will work. Henceforth it will be worth at least my time in learning more before I decide to "invest."

Thats one thing that I do alot of "Homework" I need to be 1000% sure that the deal is solid and I always come up with a worst case ending and If I get anything more its a Bonus, I do not set my expectations to something that has a 50% chance of happening, it has to be 1000000% positive the deal will work. So doing research pays in the end, it has saved me lots of headaches.

I am free after 6 during the week and on the weekends. I work saturday at a ski shop for extra money but if thats the best time for everyone else I will take off. I am not 100% certain, as im sure most arent, but I am interested in learning more. As was already said, you get out what you put in and I am more than willing to do my share.

Something Came up and I have to leave down south to take care of something I am leaving sunday this upcoming weekend and will be back the following weekend. We will set up a meeting when I return.
